SEAL COATING:

Illini Suburban Asphalt Maintenance Inc. uses only top-of-the-line Sealcoat Coal Tar Emulsion Sealer. This product meets or exceeds both the Air Force and Federal R-P 355e GSA-FSS and the American Society for Testing and Material Specification D-3320-74T specifications. All manufacturer's mix specifications are followed as the proper amounts of washed silica sand provide added traction and longevity to the seal finish. Tar Max, a sealer latex enhancer, is added to increase the longevity and color of the finish. The sealer is transported in steel hydraulically agitated tanks to ensure the application of a consistent and uniform mixture arrives at the work site. The subsequent result is a professional, enduring finish.

CRACK SEALANT:

Illini Suburban Asphalt Maintenance Inc. uses only hot pour Flex-A-Fill rubberized parking lot sealant. This is a commercial grade crack sealant that will not track into your business, will stay in place through several seasons, and will flex with the asphalt. Flex-A-Fill is applied at 350°F and is ready for traffic within 2 hour. Cold-pour crack sealants do not have these properties. Consequently, we don't use them.

STRIPING:

Illini Suburban Asphalt Maintenance Inc. provides professional striping for commercial properties of every size. We stripe parking and handicap, reserved and loading spaces. We also do specially designated areas and spaces that require multi-color schemes

CUT & PATCH (C/P):

Illini Suburban Asphalt Maintenance Inc. also offers Cut and Patch. Cut and Patch repair is the standard for treating areas where damage to the asphalt has resulted in a hole that has penetrated to the limestone base. Typically such damage cannot be treated by infrared due to the base's poor condition, insufficient thickness of the existing asphalt or because the asphalt has simply reached the end of it's life expectancy. Consequently, the area must be cut out with a saw, removed, re-based and re-paved with new asphalt.

OVERLAY:

Illini Suburban Asphalt Maintenance Inc. encounters many instances where the top layer of asphalt is worn and damaged, but the underlying base is still sound. Under these circumstances the Remove and Replace sometimes does not make the best economic sense. Instead of removing the existing asphalt, it can become the additional base for a second layer (a cap or overlay). Often asphalt surfaces that qualify for this procedure have some incidental low places in them, i.e., ruts, dips, etc. In order to guarantee a smooth and level finished surface, these low areas must be filled before a cap is applied. This is accomplished by setting the paver's grade at zero and making a single pass over the surface. This deposits the appropriate amount of asphalt into any low areas such that the entire surface is even. A second, two inch layer of asphalt is then applied. Rollers compress the asphalt and produce a 1 1/ 2 inch thick finished surface, the cap.

GRADE & PAVE:

Many owners initially opt to for a simple gravel driveway or parking area. However, over time the disadvantages of this solution become apparent and they seek a better solution, i.e. having the graveled area paved. Since the gravel has often been in place several years and, since several loads of gravel have usually been brought in to rejuvenate it, the stone base is established. However, asphalt requires a specific type of stone (#304 limestone*), and most graveled areas are a mix of various other stone types; #2s, #4s, #57s, etc. Unfortunately, none of these round stones compact sufficiently to create an appropriate asphalt base. However, they do create a base that needs less #304 limestone than usual. During the grade and pave process, the top layer of existing gravel is leveled. The #304 limestone is brought in and leveled and graded to ensure proper drainage. Then the stone is rolled to produce a solid base. Finally, the asphalt is laid top of this base and rolled to an average finished thickness of 3-5 inches depending on the specifications of the project. The leveling and sloping of the existing gravel surface, the addition and compaction of #304 limestone and the application of asphalt is what constitutes the grade and pave.

NEW CONSTRUCTION:

Often clients need a new asphalt installation. New excavations, New Digs or N/Ds, require five steps. The first step is determining the client's objectives and vision. This ensures that the task is feasible and that we have a thorough understanding of the requested work. The second step is an evaluation of the site's drainage, contours and other variables that might effect the installation. After reviewing these issues we can begin. We first excavate and remove the soil to a depth of eleven inches. This is followed by the installation, grading, and compressing of eight inches of #304 limestone in order to create a sound and enduring base (other stone may be added if the base is soft). The fifth and final step is the paving and compaction of the asphalt to a fine finish.

CONCRETE:

It’s common for many of our clients to be responsible for the maintenance and repair to the concrete sidewalks, patios, drives, curbs, and gutters on their property.  We offer replacement of cracked & deteriorated flat concrete.  We can break out existing concrete that happens to be in poor condition and replace these areas with a brand new surface providing years of life.
